Treating Concrete Cancer 

Concrete cancer occurs when steel reinforcing or mesh in the concrete structure rusts, causing the concrete to expand and separate from the structure.  It is particularly common in beachside locations, older buildings, or untreated newer buildings. 

If the concrete cancer is well-established, a Structural Engineer would be required to assess and write a detailed report on rectification methods. If the works are considered structural a builder would then be required for these works and for non-structural, Eco Coating Systems uses Mapei, a tried and tested anti-corrosive mortar repair system.

Eco Coating Systems specialises in the treatment and repair of spalling concrete. First, the damaged area is cut out, exposing the corroded metal which is then treated and encapsulated. Then we return the surface to its original appearance with selected repair mortars specifically for this situation or prepare for recoating.

Concrete Repairs – Cracks

Cracks in concrete or cement render can lead to water ingress which can damage your building.

Our team can identify and repair minor cracking by filling with polyurethane or patching with epoxy mortar. Large cracks can sometimes be stitched with an epoxy repair mortar and non-corrosive carbon fibre stitches. This solution is particularly effective when used in combination with cementitious or epoxy overlay systems.

Where major cracking is evident, our team has access to a structural engineer who will inspect the premises and write a repair method statement to repair. Structural crack repairs need to be carried out by a licensed builder which we can organise for you or for non-structural, Eco Coating Systems uses Mapei, a tried and tested epoxy mortar and stitches repair system.

Concrete repairs – Surface imperfections and spalling 

Surface imperfections often arise during the construction phase. It can be difficult to see surface imperfections but they eventually compromise your coating and can lead to water ingress.

Look for:

  • Blowholes which appear as individual, rounded cavities on the surface
  • Cracks that are around 1mm wide
  • Crumbling concrete on the surface

Surface imperfections can be repaired using an epoxy or cementitious mortar. We will also cut additional control joints if required. Control joints are continuous lines cut in regular intervals in the concrete to help prevent large cracks and are a critical part of any coating system.
